The Protection Scales and the Exception Scales Too
Oklahoma places no dollar cap on the homestead exemption, only limits on area. A valuable south Tulsa house within the acreage limit is protected in full from forced sale for the payment of debts.

Does That Make a Big Repair Riskier Than a Small One?

A substantial insurance rebuild here brings in a general contractor and a long chain of trades and suppliers, most of whom you never meet. Each is a potential claim if the money does not reach them.
Lien waivers as payments are made are ordinary on commercial work and unusual on residential jobs, which is exactly why residential fire rebuilds produce the disputes they do. Asking for them changes nothing about the price.

The Sections That Scale With the House
Article XII of the Oklahoma Constitution caps the homestead by area rather than value: 1 acre inside a city or town, 160 acres outside one, with no dollar limit at all.
Its 3 exceptions are purchase money, taxes and work and material for improvements. Title 31 sections 1 to 3 implement it, and Laws 1997, chapter 104 amended section 1.
