A sound frame, a working insurance claim and a finished value that carries the cost of the work. Across midtown and much of south Tulsa and the suburban cities that describes most of what we are sent.
Our margin is the price of removing the work and the uncertainty from your side of it. Where the gap between damaged and finished is small relative to the house, that price is high for what it buys, and we say so in the written figure rather than waiting to be argued down.
How Often That Happens
Roughly half the written figures we send say, somewhere in them, that a listing or a repair would beat us. That proportion is higher in the stronger areas and lower where values are tight.
We would rather publish the number than imply we are the answer to everything. A buyer who claims to be right for every fire file is describing a sales process rather than a business.

Those are real and they are common, and a buyer with its own funds and no lender does something in them that a conventional sale cannot.
